SILVER SANDS / DISCLOSURE
A clear distinction. A considered brief.
The residences shown here are temporary illustrative examples while we refresh the collection. They demonstrate the browsing experience; they are not properties currently offered for sale.

What is illustrative
- All public listings and private folios currently shown are temporary fictional examples while the collection is refreshed. Images may be generated, staged or representative and do not establish the existence of a real property.
- Names, references, locations, prices, areas, bedrooms, amenities, dates, completion and availability states are sample data. Example map pins are approximate illustrations, not verified property coordinates.
- Filters and comparisons operate on these fictional examples. A matching result or a comparison selection does not establish a real opportunity.
What an enquiry means
- Enquiries are invitations to discuss your real buyer or seller brief with the desk. They do not reserve an example or provide access to a real off-market home.
- No payment is collected through this site. Do not pay a deposit or incur travel costs based on an example.
- When the desk proposes a real home, obtain written particulars and independently verify authority to market, title, approvals, price and availability before deciding.
Services and fees
- Real engagements require a separate written agreement. Public service descriptions and the 1% model describe a proposed service subject to its stated terms.
- No return, rental yield, sale price, sale date or legal outcome is guaranteed. Independent professional advice and due diligence remain necessary.
Your rights and questions
- This notice clarifies the examples; it does not waive statutory rights or make a false claim lawful.
- Ask the desk at goasilversand@gmail.com if you are unsure whether information is illustrative or confirmed.
- See Terms and Privacy for use and data-handling details.
Examples and real inventory
- The properties currently displayed throughout the site are temporary fictional demonstrations while we refresh the collection. Their titles, images, asking prices, status labels, dimensions and map positions must not be treated as live offers.
- The real estate service and contact channels are distinct from the fictional inventory. You may send a genuine enquiry about your needs without assuming an example home is available.
- When real inventory is introduced, it will be identified separately from demonstration content. Authority to market, availability and particulars must be confirmed for each real listing; this disclosure will reflect the catalogue then in use.
- Do not travel, pay a deposit or instruct a transaction based only on a demonstration record.
AI imagery and photographs
- The current property and setting scenes are illustrative AI-generated imagery. They are not photographs documenting the condition, exact surroundings or existence of the pictured homes.
- Illustrations may show invented architecture, views, vegetation, furniture or lighting. They must not be used as evidence of a feature promised for a real property.
- For a real listing, we identify actual photographs separately from renders, AI illustrations, staging and digitally altered images. Ask when photographs were taken and what has changed.
- Ownership or licence claims apply only to rights actually held. AI generation does not by itself establish exclusive copyright, eliminate possible third-party rights or transfer a photographer’s rights.
Title and encumbrances
- Check title documents, encumbrances, mortgages, litigation, attachments, easements and other interests relevant to the property.
- A statement that documents are “available” means only that material may be provided for review; it is not a legal conclusion that title is clear.
- Ask which searches were performed, by whom, on what date and with what limits. A document summary is not a replacement for the underlying records.
- Resolve material questions before relying on an offer, deposit or completion arrangement.
Land records and boundaries
- Survey numbers, land records, measured boundaries and the proposed sale area should be checked against the transaction documents and a suitable survey where needed.
- Mutation entries or tax records should not be treated alone as a complete opinion on ownership.
- Verify rights of access, approach roads, shared paths, utilities and restrictions affecting neighbouring land.
- Map markers on this website show broad area orientation and may be displaced for legibility; they do not identify a legal boundary or exact address.
Planning and land use
- For the proposed use, check applicable zoning, land classification, conversion permissions and development conditions with appropriate records and advice.
- A property described as a villa, plot or heritage home does not by that label establish permission for every use, extension or redevelopment.
- Confirm restrictions relevant to coastal areas, protected environments, heritage, agricultural land and other special regimes where applicable.
- An attractive setting or nearby development is not evidence that a particular approval will be granted.
Construction and approvals
- Check sanctioned plans, construction permissions, completion or occupancy documents and any deviations relevant to the property.
- Confirm whether outbuildings, pools, terraces, additional floors or alterations are included in relevant approvals.
- A photograph or floor plan cannot establish that a structure is authorised or structurally sound.
- Use qualified professionals for structural, electrical, plumbing and other specialist inspections where appropriate.
Project and regulatory information
- Where a real estate project or transaction falls within a registration or disclosure requirement, check the applicable official records and current status.
- Confirm the relevant promoter, project identity, phase, approvals, delivery obligations and contractual documents for a project purchase.
- An owner’s permission to publish is not a substitute for a statutory registration or approval that the activity requires.
- This website does not certify regulatory approval or create an exemption from applicable law.
Areas and measurements
- Ask whether an area is carpet, built-up, super built-up, plot or another measure, and which documents support it.
- Conversions between square feet and square metres, rounding and estimates can produce differences. Check the agreed measure in the transaction documents.
- Room counts may not describe legal classification, usable dimensions or approval status.
- Verify measurements important to your decision rather than relying on a comparison card or illustration.
Price and total cost
- An asking price is a seller’s indication, not a certified market value, accepted offer or complete acquisition cost.
- Confirm the current asking price, included items, exclusions, payment terms and any conditions directly for a real opportunity.
- Brokerage, applicable taxes, stamp duty, registration, professional fees, financing and other charges may be additional.
- Calculator results are estimates based on entered assumptions; they are not invoices, tax advice or binding fee quotations.
Private pricing and availability
- “Price on request” means the price is not published. It does not establish a lower price, special access or confidential ownership.
- Private, new, revised, under-offer and similar states require current confirmation for real inventory. A status can change before the site is updated.
- A shortlist, marker selection or viewing does not reserve a property or give priority over other enquiries.
- Ask what can be shared publicly and what specific information needs an agreed restriction.
Condition and seasonality
- Inspect the property in person or arrange an appropriate independent inspection. Look beyond presentation to maintenance and practical use.
- Rain, drainage, humidity, noise, access, vegetation and utility reliability can differ across seasons and times of day.
- An image of a sea or river view is not a guarantee that the outlook will remain unobstructed or that a property has access to the water.
- Ask about known defects, repairs, flooding, seepage and significant past alterations.
Services and amenities
- Confirm water, electricity, sewage, internet, road access, parking, pool operation and other essential services for the specific property.
- A nearby amenity does not necessarily belong to the property or confer a right to use it.
- Travel times, place descriptions and distance references are indicative and depend on route, traffic, season and exact location.
- Ask about recurring charges, management arrangements and responsibility for shared facilities.
Occupation and possession
- Confirm whether the property is vacant, owner-occupied, tenanted, licensed or subject to another person’s possession.
- Agree the possession date, vacant-delivery obligations and treatment of existing occupants in writing.
- Check deposits, rent arrears, society or association dues and other amounts that may need to be settled or apportioned.
- A photograph showing an empty room does not establish vacant possession.
Furniture and inclusions
- Ask for an agreed inventory of furniture, equipment, appliances and fixtures included in a proposed sale.
- Images may include styling items, temporary staging or belongings excluded from the price.
- Check the condition, ownership, service records and warranties of items important to your decision.
- Record substitutions, exclusions and agreed repairs rather than relying on a verbal impression from a viewing.
Letting and investment assumptions
- Rental or resale illustrations are not guaranteed returns, occupancy levels or future valuations.
- Check whether the intended letting, hospitality or commercial activity is allowed and which permissions, registrations or association conditions may apply.
- Operating costs, management fees, taxes, seasonality and maintenance can materially affect an investment calculation.
- Use independent financial and tax advice for your circumstances.
Non-resident and overseas buyers
- Eligibility, permitted property categories, funding, repatriation and tax treatment depend on your status and the transaction.
- Do not assume that a general NRI or overseas buyer article applies to every citizenship, residence or land category.
- Confirm the current requirements with independent legal and tax advisors and your bank before committing funds.
- A remote viewing or electronic exchange does not remove the need to verify authority, documents and legally valid execution.
Offers, deposits and documentation
- Agree material terms, conditions, diligence periods, payment recipients and refund arrangements before transferring money.
- Confirm whether an offer is subject to title, finance, approvals, inspection or another condition, and how that condition is assessed.
- Verify signed documents and any power of attorney through appropriate channels. Keep a record of material instructions and confirmations.
- Do not treat a site enquiry acknowledgement as acceptance of an offer or authority to receive a deposit.
Errors, updates and reporting
- Tell the desk if a detail appears inconsistent, an image appears unauthorised or an example is mistaken for a real listing.
- For a real property, request the latest particulars and identify which facts are owner-supplied, independently checked or still unverified.
- A general disclosure cannot cure misleading advertising or override an express lawful commitment in a specific agreement.
- Your applicable consumer and other statutory rights remain unaffected. Contact goasilversand@gmail.com with the page link and the issue.
What verification labels mean
- Our initial property review is an internal desk process, not an independent audit, title certificate or guarantee. We discuss its scope, sources, date and limits privately with the prospective client; we do not publish internal checklists or working notes. We handle review information confidentially, subject to applicable law, owner permissions, professional duties and the agreed engagement. For a real property, any label such as “verified”, “locally verified”, “qualified” or “clear-titled” must identify the specific check actually performed, its date and its limits. A label alone is not an independent title certificate, structural report or guarantee.
- Ask which information was supplied by the owner, reviewed by the desk, checked against a public record or assessed by an independent professional. A check of one fact does not prove every other statement about the home.
- A public register entry, copy document or supplied plan can require reconciliation with current originals, legal advice and the actual site. Review the supporting evidence before relying on a description.
- If a material fact remains unverified, it must not be presented as confirmed merely because a disclaimer is linked elsewhere. The adjacent property particulars and the specific explanation matter as well as this notice.
Image edits, plans and viewing evidence
- For real inventory, clarify image dates, camera angles, staged items, virtual furnishing and material edits. An illustration must not conceal a defect or show a feature as existing when it is only proposed.
- Floor plans and layouts should identify whether they are measured, owner-supplied, approved or illustrative. A diagram does not establish sanctioned construction, structural condition or a precise boundary.
- A live video or remote viewing can be useful but cannot show every defect, seasonal condition, neighbouring activity or legal issue. Agree an independent inspection where the decision requires one.
- Permission to market a property is separate from permission to publish its occupants, artwork, personal documents or exact address. Unnecessary identifying material should be excluded from the agreed presentation.
Search, map and comparison limits
- Map markers indicate an approximate neighbourhood and may group several examples or be displaced to keep labels readable. A marker, leader line or map outline is not a survey, route recommendation, legal boundary or proof of access.
- A displayed minimum or “from” price relates to the records included in that view. With the current fictional catalogue it is example arithmetic, not a village market minimum or a quotation for a real home.
- Recommended sorting and a shortlist organise the catalogue; they are not independent valuations, credit checks or a guarantee that every suitable property is included. Filters depend on the recorded fields and may omit relevant opportunities.
- Counts, area price ranges and comparison figures drawn from the current catalogue describe fictional examples. They must not be presented as completed sales, market statistics, measured investment performance or proof of customer demand.
Specific representations and follow-up
- Ask for written, current property particulars identifying the real home and the source of material facts. If a discussion, advertisement and document differ, seek clarification before relying on the inconsistent statement.
- This general notice cannot silently retract a specific promise, make an inaccurate statement accurate or displace a non-excludable legal obligation. Material corrections need a clear explanation appropriate to the person relying on them.
- Before committing, confirm the engagement’s parties, brokerage on each side, agreed expenses and any material conflict or referral arrangement alongside the property’s price, conditions and diligence results.
- Tell the desk about an apparent error using the page link and relevant reference. Asking a question or reporting an error does not reserve a home, suspend a statutory deadline or waive an available remedy.
